Aircon Chemical Wash Cost in Singapore — Real 2026 Price Ranges

Chemical wash quotes in Singapore range from S$60 to S$150 per fan coil. Here's what the difference actually is, and why the cheapest quote isn't always cheaper.

Aircon chemical wash pricing in Singapore varies wildly. We’ve seen quotes range from S$50 to S$200 per fan coil for what’s nominally the same service. Here’s the honest breakdown of 2026 pricing, what drives the variation, and how to know if you’re being quoted fairly. If you’re still deciding between a wash and a full overhaul, see our wash vs overhaul comparison before booking.

Typical 2026 ranges

ServiceLow endTypicalHigh end
Chemical wash (per fan coil)S$60S$90S$130
Chemical overhaul (per fan coil)S$130S$160S$220
Anti-bacterial treatment add-onOften includedS$15S$25
Drain flush add-onOften includedIncludedS$30

Coolbest’s published prices (chemical wash from S$90, overhaul from S$160) sit in the middle of the typical range — high enough to use proper chemical solutions and pay technicians properly, low enough to undercut the premium-tier branded providers.

What pushes the price up

Unit age and accumulated grime

A 12-year-old aircon that has never been chemically washed takes 1.5–2x longer to clean than a 4-year-old unit serviced annually. The chemical solution needed is the same, but the labour time goes up — and reputable providers price for that.

Difficult access

Aircons mounted in awkward spots (above stairs, in narrow recesses, behind built-in furniture) take longer to dismantle and reassemble. Add S$20–S$40 per unit for difficult access cases.

Mould or extreme biofilm requiring extended soak

If we open up the fan coil and find heavy mould or extreme biofilm, the soak time may need to be extended (sometimes a second soak round). We’ll mention this on-site before extending the work; it usually adds S$20–S$30 per unit.

Bedroom carpet or full-room dust sheeting

If the room being worked in has carpet, soft furnishings, or many fragile items, we use additional dust sheeting and protective covers. Most jobs don’t need this; some condo bedrooms do. No extra charge for standard sheeting.

What can make it cheaper

Bundling multiple units

Just like routine servicing, chemical wash bundling reduces the per-unit price. A 3-unit chemical wash visit at Coolbest is S$240 (S$80/unit effective), vs S$90 for a single unit.

Bundling with overhaul on adjacent units

If 2 of your 4 units need overhauls and 2 need washes, doing all four in one visit is cheaper than scheduling two separate visits.

Recurring customer pricing

Quarterly servicing customers pay 10% less on chemical wash work as part of the maintenance plan.

What should make you suspicious

Quotes below S$60 per fan coil

A proper chemical wash takes 60–90 minutes per unit and uses S$8–S$12 of chemical solution. Below S$60 per unit, the maths only works if either the technician isn’t being paid fairly or steps are being skipped.

The most common skipped steps in low-priced chemical washes:

  • Solution applied but not fully rinsed (leaves residue)
  • No drain pipe pressure flush
  • No anti-bacterial treatment
  • No cold-air verification at the end

Vague verbal quotes

“Around S$80–S$100, we’ll see when we get there” is a setup for upselling. Always insist on a single, written, all-inclusive quote before booking.

”Special offer” pricing on the phone

Genuine special offers exist (e.g. multi-unit discount, recurring customer pricing). “Today only” pricing pressure is a red flag.

What you should expect for the price

For S$90 per fan coil, a proper chemical wash should include:

  • Power isolation and dust-sheet setup
  • Filter rinse
  • Approved chemical solution applied to coil and blower
  • Solution agitation with soft brush
  • Coil rinse with clean water
  • Drain pan visual clean and pressure flush
  • Anti-bacterial spray on coil and drain pan
  • Reassembly and cold-air verification
  • 90-day workmanship warranty in writing

If any of these are missing from a quoted job, ask why — and consider an alternative provider.

Realistic annual chemical wash budget

For a typical 4-fan-coil HDB flat doing a chemical wash on each unit every 12–18 months:

  • 4 fan coils × S$90 (Coolbest standard) = S$360 per chemical wash round
  • Done once every 12–18 months = roughly S$240–S$360 per year averaged

Combined with quarterly routine servicing at S$85 × 4 visits = S$340/year, the typical annual aircon maintenance budget for a 4-room HDB sits around S$580–S$700.

Quick Answers

Why do some companies quote S$50 chemical wash? +
Almost always a bait price for a one-unit job that becomes S$120 once 'extras' are added on-site (drain flush, anti-bacterial spray, parts). Look for a single, all-inclusive quote in writing before booking.
Is GST included in your prices? +
Our published prices are the final amount payable. We confirm the total in writing before any work begins.
Do prices vary by aircon brand? +
Slightly. Mitsubishi Starmex and Daikin iSmile have slightly more complex casings that take longer to dismantle, but the per-unit price difference is small (S$10–S$20).
