When a wash isn’t enough but an overhaul isn’t either

If your aircon is showing symptoms that a wash didn’t solve and an overhaul keeps recurring, the underlying issue is usually a leaking refrigerant joint, a failing blower motor, or a cracked drain pan. Those are repair-and-replace problems, not cleaning problems. We diagnose and quote separately if that’s the case.

What each service actually involves

Chemical wash (60–90 minutes per fan coil)

  1. Power isolation at the breaker
  2. Front panel and louvre removed
  3. Filter rinsed
  4. Approved chemical solution sprayed onto evaporator coil
  5. Solution agitated with soft brush
  6. Coil rinsed with clean water (collected via tray below)
  7. Drain pan visually cleaned and pressure-flushed
  8. Reassembly and cold-air verification

Chemical overhaul (2–3 hours per fan coil)

  1. Power isolation at the breaker
  2. Front panel, louvre, and casing fully removed
  3. Fan coil dismantled from wall mounting
  4. Fan coil moved to a tarpaulin-covered area
  5. Blower wheel removed
  6. Drain pan removed
  7. Each component soaked in chemical solution (45 minutes)
  8. All parts brushed, rinsed, and air-dried

Why neither is a substitute for routine servicing

Both chemical wash and overhaul are deeper-clean services done every 1–3 years. They are not a replacement for quarterly routine servicing.

Quarterly servicing handles the dust load that builds up between deeper cleanings. Skipping routine servicing in favour of “just doing chemical wash twice a year” usually leads to more problems, not fewer — because the routine inspection of drain, refrigerant pressure, and capacitor health is what catches small problems early.
