Standard servicing keeps the surfaces clean. A chemical wash flushes the bits a vacuum and brush cannot reach — the inside of the evaporator fins, the squirrel-cage blower, and the drain pan where biofilm and slime accumulate from year-round Singapore humidity. A chemical overhaul goes one step further: we dismantle the entire fan coil, soak each part in chemical solution, and reassemble with a vacuum and pressure test.

Why a chemical wash matters in Singapore

Standard quarterly servicing keeps the visible surfaces clean — filters, louvres, the front grille. But the parts that actually cause the worst smells and the worst water leaks live deeper inside the fan coil. The aluminium evaporator fins. The squirrel-cage blower. The drain pan and the elbow where the drain pipe exits the unit.

Singapore’s year-round humidity makes those internal surfaces a perfect home for biofilm — a slimy combination of dust, condensate water, mould, and bacteria. A chemical wash dissolves that biofilm in a way no brush or vacuum can.

When a wash is enough vs when you need an overhaul

A chemical wash keeps the fan coil mounted on the wall and applies the solution in place. It’s the right call when:

• The unit is still cooling well, but you’ve noticed a faint musty smell
• It’s been 12–18 months since the last chemical service
• The filter looks fine but you want to head off a problem

A chemical overhaul dismantles the entire fan coil. We carry it to a flat surface (often your kitchen or balcony with sheets down), separate every component, and soak each in chemical solution before reassembling. It’s the right call when:

• The unit hasn’t been chemically serviced in 3+ years
• There’s visible mould around the louvre or a strong smell
• Water has been dripping from the front despite drain pipe clearing
• The unit was left unused for several months (e.g. tenant turnover)

What you should expect on the day

We arrive with shoe covers and dust sheets. The technician confirms the recommendation (wash vs overhaul) after a quick visual inspection. Pricing is locked before any chemical is mixed.

For a wash, expect roughly 60–90 minutes per fan coil including drain flush. For an overhaul, plan for 2–3 hours per unit. We measure cold-air supply temperature at the end so you can verify the unit is cooling properly before you sign the warranty card.
