HDB Aircon Servicing Pricing Explained (1 to 6 Units)

Per-unit pricing isn't a flat rate — and there's a good reason. Here's exactly what 1, 2, 3, 4, 5, and 6 units of HDB aircon servicing cost, and why.

Per-unit aircon servicing pricing in Singapore looks confusing on the surface — why does servicing two units cost only S$5 more than one? Why does a 5-room HDB flat with six fan coils cost less than two separate one-unit jobs?

The answer is fixed costs vs variable costs. This guide explains the structure, compares typical HDB layouts, and shows the maths so you can plan your servicing budget accurately. The “per-unit” column shows why bundling matters. A single unit costs S$50 because the trip cost dominates. By six units, the per-unit cost has dropped 60%.

Why one unit costs more than half of two

A service visit has fixed costs and variable costs.

Fixed costs (paid once per visit regardless of unit count):

  • Travel time to your address (15–30 minutes round trip)
  • Setup: dust sheets, tool roll, briefing
  • Sign-off: warranty card, photo report, payment

Variable costs (per fan coil):

  • Filter rinse, blower wipe, drain flush
  • Pressure check at the outdoor unit
  • Cold-air verification with probe

The fixed costs work out to roughly S$25 per visit. The variable cost per unit is roughly S$25–S$30. So:

  • 1 unit = S$25 fixed + S$25 variable = S$50
  • 2 units = S$25 fixed + S$30 (the second unit only adds variable cost) = S$55
  • 6 units = S$25 fixed + S$90 = S$115

This is why “per-unit pricing” can mislead — it makes a single-unit visit look expensive, when really the trip cost is what dominates.

Typical HDB layouts and their servicing cost

3-room HDB (1 living + 2 bedrooms)

Typical setup: 3 fan coils.

Cost: S$70 per visit.

If serviced quarterly (4 times a year), annual cost is S$280.

4-room HDB (1 living + 3 bedrooms)

Typical setup: 4 fan coils.

Cost: S$85 per visit.

Quarterly servicing annual cost: S$340.

5-room HDB or executive (1 living + 3–4 bedrooms + study)

Typical setup: 5 fan coils.

Cost: S$100 per visit.

Quarterly servicing annual cost: S$400.

Multi-generation flat (additional dry kitchen, helper room)

Typical setup: 6 fan coils.

Cost: S$115 per visit.

Quarterly servicing annual cost: S$460.

Why bundling households doesn’t usually work

A common question: “Can I split a service with my neighbour and pay less?”

Sometimes yes, but the trip cost reset means it’s rarely worth it. If we service your three units (S$70) then immediately walk to your neighbour’s flat in the same block to service their three units (S$70), you’d each have paid S$70 for a total of S$140. Bundled into a single six-unit visit at one address, it’s S$115. The savings (S$25) are real but require the units to be on the same property.

Multi-split vs single-split — does pricing differ?

No. Pricing is per fan coil, regardless of whether they share a single outdoor condenser (multi-split) or each has their own (single-split). The on-site work per fan coil is roughly the same; the outdoor inspection is faster on multi-split (one condenser to check vs four), but the pressure checks per circuit balance the difference.

What the price doesn’t include

The S$50–S$115 per-visit pricing covers standard servicing only — cleaning, inspection, and pressure check. It does not include:

  • Chemical wash (from S$90 per fan coil)
  • Repair work (from S$80 diagnosis)
  • Gas top-up (R32 from S$80, R410A from S$120)
  • Parts replacement (capacitor, motor, drain pump — quoted at cost)

The trip and the dust-sheet setup take the same time whether we service one or six units. Once the technician is on-site, additional units add roughly 30 minutes of work each.
Is multi-split aircon priced differently? +
No — pricing is per fan coil, regardless of whether they share a single outdoor condenser or have separate ones.
What if my flat has more than 6 fan coils? +
Rare in HDB but common in larger condos. We quote 7+ units at S$15 per additional unit beyond the 6-unit S$115 base.
