What's Included in Standard Aircon Servicing?

Standard servicing isn't a vague promise. Here's the exact checklist of what gets cleaned, checked, and tested for every per-unit price you pay.

When you book a standard aircon service with Coolbest — the routine check that sits alongside an annual aircon chemical wash — this is exactly what you’re paying for, laid out as the technician’s on-site checklist. No vague promises, no fine-print exclusions buried in a quote. Our eight-step servicing process walks through each stage in more detail.

Before we arrive

Once you confirm the slot via WhatsApp, the office sends:

  • A confirmation message with the slot window (e.g. “Sat 10am–12pm”)
  • The technician’s name and contact number
  • A reminder of the per-unit price and total

If you need to add a unit or change the service type, message us at least 4 hours ahead so we can adjust the slot.

The on-site checklist

For each fan coil, the technician completes this exact sequence:

Indoor unit cleaning

  • Power isolation at the wall switch
  • Front panel removed and wiped
  • Filter slid out, rinsed, brushed, air-dried
  • Louvre vanes wiped with damp microfibre
  • Blower wheel wiped (each blade brushed clean of dust)
  • Drain pan inspected for biofilm and debris

Drainage check

  • Drain pipe pressure-flushed end-to-end
  • Drain outlet visually verified for free flow
  • Drain pan re-checked for residual water

Electrical and mechanical inspection

  • Thermostat sensor inspected and tested
  • Mounting brackets checked for movement
  • Fan blade inspected for cracks or imbalance
  • Indoor unit casing checked for cracks

Refrigerant pressure read

  • Manifold gauge connected to outdoor service port
  • Pressure reading taken at the high and low side
  • Reading cross-referenced to manufacturer spec
  • Note made of any pressure shortfall (>10% below spec)

Outdoor unit visual

  • Condenser fins brushed of large debris
  • Outdoor casing checked for rust or damage
  • Bracket bolts visually checked for corrosion or movement

Cold-air verification

  • Power restored, unit set to maximum cooling
  • 5-minute warm-up period
  • Supply air temperature measured at the louvre with probe
  • Reading recorded on the warranty card

Sign-off

  • Warranty card filled out (date, work performed, 90-day expiry)
  • Photo report sent if requested
  • Customer signs the card; copy left with you

The full sequence takes about 30–40 minutes per fan coil. A typical 4-fan-coil HDB flat is done in 2.5 to 3 hours including dust-sheet setup and sign-off.

What’s not included in standard servicing

Standard servicing is cleaning and inspection. It doesn’t cover:

  • Chemical wash — quoted separately from S$90 per fan coil
  • Repair work — capacitor, motor, drain pump replacements quoted on diagnosis
  • Gas top-up — quoted by gas type and weight
  • Parts — filters, drain hoses, spare clips charged at cost if replaced
  • Installation work — bracket changes, rerouting copper, condensate pump installs

If we discover something that needs work beyond the checklist, we pause, show you what we found, and quote the additional work in writing. You decide whether to proceed.

What you should do before the technician arrives

Five minutes of prep makes the visit smoother:

  • Clear small items off any furniture directly below an indoor unit
  • Make sure each unit’s wall switch is accessible
  • If you’re in a condo, notify security of the technician’s name
  • Have a torch handy in case we need to check above-ceiling drainage
  • Note any specific concerns (a sound, a smell, a leak) so we can investigate

What you should expect after the service

Within 2 hours of the unit running, you should notice:

  • Stronger cold airflow at the louvre
  • Faster time to reach setpoint (typically 15–25 minutes for a 23°C target)
  • No water at the drain pan or front panel
  • No musty smell on switch-on

If anything feels off in the first 90 days, message us — that’s what the warranty is for. A return visit during the warranty period is at no charge.
